If a rental transaction goes wrong, start by making the problem easy to understand and prove. A short factual complaint usually gives you a clearer starting point than a long argument across several message threads.
Put together
- A dated timeline of what was agreed and what happened.
- The listing, contract and relevant messages.
- Receipts or payment confirmations.
- Photographs or other evidence, where relevant.
- The specific outcome you want, such as correcting a charge or explaining a retained payment.
Send the complaint in writing and keep evidence that it was delivered. In Andalucía, consumer complaints about a business can use the official hojas de quejas y reclamaciones process. Your local consumer office, often called OMIC, or the regional consumer authority can explain the appropriate next step.
If the agent is a verified member of a Colegio Oficial, ask that Colegio about its complaints or disciplinary procedure as well. A disciplinary process is not automatically an order to pay compensation.
You still have consumer complaint routes even if an agency is not a Colegio member. A direct dispute with a private landlord may need a different route; suspected fraud should be raised with the appropriate authorities. Get individual advice if money recovery or legal deadlines are involved.
