Property adverts can contain several impressive-sounding credentials. Before relying on one, ask exactly what it means and who can confirm it.
API stands for Agente de la Propiedad Inmobiliaria. For a renter, the useful next step is to separate the different claims an agent may make
- Training: what course or qualification did they complete, and who issued it?
- Membership: which professional organisation do they currently belong to?
- Registration: is there a relevant regional register, and what entry are they claiming?
- Insurance: what current cover applies to the work they are doing?
A course certificate does not by itself establish current membership of a Colegio Oficial. A reference number is only useful when you know which organisation issued it and what it records.
Ask for the agent’s full professional name, the exact credential and the issuing body. Verify a claimed Colegio membership directly with the named Colegio, using contact details you obtain independently.
Then judge the service as well: do you receive clear payment terms, evidence of the relevant checks and a contract you can understand? Credentials can help you assess an agent, but they should sit alongside practical checks on the property and transaction.
This is a checklist for comparing claims fairly, rather than assuming every agent with a badge provides the same protections.
