Before paying a rental agent, ask what happens if their professional advice or handling of the transaction causes you a loss. A reassuring logo is useful only if you can check the protection behind it.
Ask for a current insurance certificate and check
- The insured person or business matches the agent you are dealing with.
- The policy covers the rental work being carried out.
- The cover dates, financial limit and any relevant exclusions are clear.
- There is a named contact and a process for reporting a potential claim.
Professional liability insurance can respond to certain claims arising from professional mistakes, subject to the policy and the facts. It should not be presented as a promise that every disputed payment will be refunded. A landlord retaining a deposit and an agent giving negligent advice are different situations.
If the agent says protection comes through a professional body, ask which body and verify the arrangement directly. Keep the written answer with your contract and receipts.
One useful question is: “If your firm makes an error that costs me money, what cover could apply and how would I raise it?”
Does a rental agent’s insurance protect my deposit?
Professional liability cover is not automatically deposit protection. Ask who is insured, which activities the policy covers and how claims are handled. If someone promises protection for money held on your behalf, request the separate terms explaining exactly what is protected and by whom.
