How to verify a landlord’s authority to let

A convincing advert and a person holding the keys do not, on their own, show that the person can grant you a tenancy.

Before transferring money, ask who the landlord will be on the contract and how the agent has verified their authority. A recent Land Registry extract can help check registered ownership, but ownership information is only one part of the picture.

If someone signs for the owner, ask what authorises them to do so. A company, representative or person with another legal right to let may be involved. A mismatch needs a documented explanation; it is not automatically proof of fraud.

Then compare

If bank details suddenly change, verify them through a contact method you already trust before paying. Keep the agreement, receipts and relevant messages together.

Be careful with personal documents too. Use a secure channel and share only what is reasonably needed. Do not post anyone’s ID or bank details in a public thread to ask whether they look genuine.
